Possible Site Opportunities

With the relocation of the NSW Harness Racing Club to Menangle Park there is an opportunity to redevelop the Harold Park site as a major new urban infill precinct with the benefit of its own public transport system already in place and linking it to the CBD.

The size of the site (10.54 ha) makes it suitable for a range of new uses including housing, open space, new sporting areas, student housing, aged care accommodation, affordable housing, educational facilities, new support retail areas, community facilities, commercial or live/work areas.

The site sits within an effective ‘basin’ with the large existing grandstand and support facilities effectively sitting below adjoining housing in Glebe.

With its own light rail station it is well serviced by public transport and has easy access to existing bus routes and major transport routes including Parramatta Road, Victoria Road and the City West link road.

The redevelopment would also provide for a restoration of the historic tram sheds. Restoration costs are estimated at $20-35 million depending on the end use.

Pedestrian and cycle links through the site; along with new public open space linkages offers the opportunity of connecting parts of Glebe and Annandale to Jubilee Park / Bicentennial Park and the Blackwattle Bay waterfront areas.

Use and redevelopment of the site for new housing and employment generating uses would clearly conform with the Metropolitan Strategy and could assist in easing the need to identify additional areas for residential development in other areas of Leichhardt and City of Sydney LGAs.

Anticipated development and construction costs – estimated at up to $760 million.
